What to expect through the building journey
HOME DESIGN & LOT ACQUISITION. From the beginning of this process, you will work with the owner, Justin Oakland, to develop the home of your dreams. We utilize an architectural design program that allows you to visualize your space in 3D. Oakland Homes can also assist you in finding the perfect location for your new home.
BIDDING THE PROJECT. Once the plans are finalized, we can begin to gather pricing on the materials and labor to complete your project. Oakland Homes chooses to work with quality craftsman who take pride in their work and deliver an excellent final product. Once all the numbers come back, Justin will sit down and review the final costs.
CONTRACTS. After receiving all the bids, we can then write up the contract for review and signing.
MAJOR MILESTONES DURING THE BUILDING PROCESS.
EXCAVATING
The hole is dug for your basement and foundation using set elevations to allow for proper drainage around your home.
FOUNDATION
Concrete is poured using structural forms.
Water and sewer lines are installed.
Drain tile is installed around the foundation.
The foundation is also waterproofed.
FRAMING
All exterior and interior walls are framed using quality lumber.
The roof trusses are installed and the roof is sheeted.
All exterior doors and windows are installed.
SIDING AND EXTERIOR TRIM
Siding, exterior trim, soffit, fascia and gutters are installed.
ROOF
Shingles and roof vents are installed.
MECHANICAL
HVAC is run through the house along with the plumbing and electrical rough-in.
INSULATION
The entire home is insulated.
WALLS
Drywall is screwed to all the walls. The joints are taped and texture is applied to all ceilings and walls.
Once dried, paint is applied throughout the home.
EXTERIOR FLATWORK
Concrete is poured for your driveway, sidewalks and patios per your design.
TRIM AND CABINETS
All millwork is painted or stained. All interior doors and trim are hung.
Custom cabinets are installed.
ELECTRICAL
The electrical fixtures are installed.
TILE, WOOD, CARPET
Flooring is installed throughout the house.
Floor registers are installed.
Any touch up painting is done at this time.
PLUMBING
The plumbing fixtures are installed.
FINAL INSPECTIONS
The home will be inspected by multiple different government agencies.
Once approved, your home will be certified safe and will be ready to occupy.
FINAL WALK-THROUGH
You will walk through the home to verify all work is completed.
CLOSING
Here's where you sign the final paperwork and receive the keys to your new home.
